Sealcoat: When and how often
After one year of initial asphalt paving, sealcoating should first be performed. Then, it is recommended that you repeat the process every two-three years. You might consider scheduling sealcoating and crack filling more frequently, depending on how frequently your property is used.
Sealcoating Process
For the product to cure properly, it is best that you schedule the sealing job between 4 and 7 degrees Celsius. Smaller surfaces can be handled quickly with a squeegee. Larger areas may require spraying. Before applying the sealant to the surface, the crew will remove any dirt, stones, or debris. Then, they will use a pressure washer and heat flash any spots with oil or petroleum product marks.
We recommend that the area be left unattended for at least 48 hours following application. Also, keep an eye out for any leaves or other debris that might damage the emulsion coating. Once the new paving has been installed, your parking lot, driveway, and the road must be closed to vehicular traffic.
